Ideally we want to have one multi-unit franchisee active in each market and we have a strong preference to expand to states adjacent to existing operations. Conversions of existing, free-standing casual dining buildings usually present the best opportunities for good sites with favorable economics. Twin Peaks is used as a meeting place so we prefer highly visible sites along major freeways.
TRADE AREA CHARACTERISTICS
Areas with strong work base and heavy daytime working population.
Mid-scale business hotels and upscale apartments.
Total population of +150k within five miles.
Daytime working population of +100k within five miles.
Average household income of +$60k, but preferably $75k+.
SITE CRITERIA
Preference for freestanding second generation restaurant space along major freeways and retail corridors.
5,000-8,000 SF. 120+ parking spaces. Patio space is a plus.
Excellent signage and visibility.
Excellent site ingress and egress with traffic signal preferred.
TRAFFIC GENERATORS
Lifestyle or power centers with big box anchors.
Places where men shop such as Home Depot, Best Buy, Bass Pro, etc., are a plus.
Regional, super-regional malls.
Healthcare corridors.
Movie theaters.
